Site plan, plat approved for multifamily residential project on Henderson Boulevard in Tumwater

Tumwater's Hearing Examiner approved the Henderson 94 multifamily residential project, which will include 10 townhomes and 84 apartments on a 9. 22-acre site. The development will feature two new public roads, a recreation building, and 2. 69 acres of open space. Concerns were raised about the anticipated increase in traffic at the intersection of Henderson Boulevard and Old Highway 99, where the project is expected to generate 63 additional vehicle trips during peak hours.

The city plans to construct a roundabout at this intersection to improve traffic flow, as the level of service is projected to decline to "E" by 2031. Environmental issues were also addressed, with a 150-foot buffer maintained around a nearby wetland and plans to retain 106 of the 498 trees on-site. The developer must plant an additional 15 trees to meet city requirements. The Olympia Regional Airport's request for an avigation easement was rejected due to the late submission of the request, indicating ongoing tensions over local zoning. Scheibmeir emphasized that the wetland's protection was adequately considered in the project design.
