Washington State's House Bill 1110, enacted in July 2023, requires cities to allow Middle Housing in areas traditionally zoned for single-family homes, targeting the construction of one million new homes by 2044. Marysville, designated as a Tier 2 City based on its 2020 population, must adopt the necessary provisions by June 2025. This legislation permits various housing types, including duplexes, triplexes, and townhouses, with unit allowances varying by zoning and proximity to major transit stops. Specifically, Tier 2 cities can permit two to four units on residential lots, with more units allowed if the lot is near transit or includes affordable housing. Marysville is expected to transition to a Tier 1 City by 2030, necessitating further housing unit allowances.

The city will also adopt regulations for Accessory Dwelling Units and Unit Lot Subdivisions, contributing to diverse housing options. While not all Middle Housing types currently exist in Marysville, the community does feature some forms. This initiative aims to increase housing availability and affordability, addressing growing demand in the region.
