Ferguson emphasized that the bill supports Washington's housing and environmental goals, citing his proximity to a light rail station. The legislation also requires 10% of units to be affordable and 20% to be workforce housing for the next 50 years.

While some Republicans raised concerns about affordability measures potentially discouraging development, the bill passed mostly along party lines. Cities must comply with the new zoning requirements by 2029, depending on their planning schedules. This legislation is part of Ferguson's broader efforts to remove barriers to housing development since taking office.
