Sunnyvale eyes former hardware store for housing
Sunnyvale is actively pursuing a major housing development on the site of the former Orchard Supply Hardware, proposing a mix of affordable and market-rate housing. The development plan includes a 7-story building with 162 affordable apartments and nearly a dozen 3-story buildings with 80 condos, as presented to the Sunnyvale Planning Commission. City planner Momo Ishijima confirmed that the apartment building would be designated as 100% affordable housing, while the condos would be sold at market rate, pending City Council approval. The developer, Valley Oak Partners, is seeking special permits to demolish the existing hardware store, emphasizing the site's advantageous location near amenities. However, the project has prompted discussions among commissioners about the number of requested waivers from city planning requirements, including adjustments to density and building height.
Commissioner Michael Serrone expressed concern over the potential impact of these waivers on maximizing housing capacity. Public feedback has been positive, with residents urging for safe pathways for cyclists and pedestrians to access nearby retail. This project aligns with Sunnyvale's broader strategy to enhance housing availability in proximity to downtown and transit options.
