Washington state lawmakers concluded their legislative session on April 27, passing several bills aimed at addressing housing issues. Among these, House Bill 1217 limits rent increases to 7% plus inflation or 10%, providing tenants with more predictable costs while allowing landlords to cover expenses. State Senator Marko Liias highlighted the bill's balanced approach, though critics argue it may dissuade housing investment. House Bill 1491 mandates cities to permit new residential developments near transit, with at least 10% of units designated as affordable housing. Senate Bill 5184 limits parking requirements for multifamily and commercial properties, promoting denser development.
Other bills include provisions for lot splitting and compliance with the Growth Management Act. Local legislators have expressed the importance of these bills in addressing housing shortages and affordability. As of May 2, several of these bills are pending the governor's review.
