The City of Leavenworth has revised its Planned Development District regulations, effective September 23, 2019, to promote innovative development while ensuring public benefit. These changes maintain the primary use and height restrictions of existing zoning districts, providing a framework for developers to work within. Importantly, the new regulations allow for increased residential density, modifications to lot sizes and setbacks, and the inclusion of a 10% commercial component in residential developments. To qualify for this Planned Development designation, projects must be situated on lots of at least 24,000 square feet, or 6,000 square feet for affordable housing initiatives. This flexibility aims to stimulate growth and create vibrant communities.
