Sebastian County's median home sale price fell to $214,000 in August, down 4. 9% from the previous month’s $224,950. Year-over-year, this price reflects a 4. 4% increase compared to August 2024. The median price for single-family homes was $212,000, which is a 5.

7% decrease from July. Notably, the number of recorded sales in the county dropped by 8. 8%, with 145 homes sold. In Arkansas as a whole, median home prices decreased 2% to $245,000, while total residential sales decreased by 23. 5% in value from July to August.

The market also saw a significant decline in sales price for condominiums and townhomes, which fell 79. 5% from July to a median of $738,000. Despite the declines, the percentage of homes sold for at least $1 million increased from 1. 72% in August 2024 to 2. 78%.

This data underscores the ongoing adjustments within the local housing market as buyers and sellers navigate fluctuating conditions.
