The median home price in Sebastian County decreased to $297,000 in June, down slightly from $299,000 in May. This marks a 2. 4% increase compared to June 2024's median of $312,500. Homes averaged 1,955 square feet and were listed at $141 per square foot, a 2. 1% decrease from the previous year.

Listings moved steadily, with homes on the market for a median of 55 days, compared to the national average of 53 days. The number of new listings rose to 186, reflecting an 8. 1% increase from 172 homes listed in June 2024. This data primarily covers single-family homes, excluding most new constructions and contingent sales. Across the Fort Smith metro area, median home prices increased to $278,000, while state-wide figures in Arkansas reached $305,000.

The report indicates that the median price offers a clearer picture of market trends than average price calculations, which can be skewed by outlier sales.
