The median home price in Sebastian County increased to $299,000 in May, up from $298,750 in April and 2. 5% higher than last year. The average size of homes listed was 1,950 square feet, with a price of $145 per square foot, showing stability in pricing compared to the previous year. Homes took a median of 56 days to sell, in line with the national median of 51 days. Newly listed homes surged to 188, a significant 30.

6% rise from 144 listings in May 2024. In the broader Fort Smith metro area, median home prices fell to $275,000, with homes averaging 1,883 square feet at $147 per square foot. Meanwhile, Arkansas reported a slight increase in median home prices to $300,000, reflecting similar trends across the state. Nationally, the median home price rose to $440,000, with homes averaging 1,840 square feet. Experts highlight that median prices provide a clearer picture of market trends than average prices, as they are less influenced by outliers.
