Washington state legislators approved a series of housing bills aimed at addressing rent stabilization and facilitating new residential developments during the session ending April 27. House Bill 1217 limits annual rent increases to 7% plus inflation or 10%, requiring landlords to give tenants a 90-day notice for any hikes. Senator Marko Liias emphasized the balance achieved between protecting landlords' investments and ensuring tenant security. Another significant bill, HB 1491, mandates that cities permit new residential developments near transit hubs, with at least 10% of units designated as affordable housing. Additionally, SB 5184 restricts parking requirements to reduce housing costs.

HB 1096 creates a streamlined process for lot splitting in residential areas, enhancing development efficiency. These measures reflect a broader push to address housing affordability in Washington. All bills are pending Governor Bob Ferguson's signature.
