Landlords fined for first time under WAs new law capping rent increases

Edmonds, WALocal News

Washington's Attorney General penalized eight landlords with $2,000 fines for violating the state's new rent increase cap, marking the first enforcement of this law since its implementation in May. The landlords had informed tenants of rent hikes exceeding the new limits, which are set at 10% for most rentals and 5% for manufactured homes. Each landlord rescinded the illegal increases and refunded tenants accordingly. The enforcement actions impact over 250 renters statewide, with the Attorney General's office emphasizing tenant protection. State Rep.

Strom Peterson noted that these actions are a step towards tackling the housing affordability crisis. The law prohibits any rent hikes during the first year of tenancy, but allows landlords to set initial rents freely. New construction and certain housing types are exempt from these caps for specific periods. Tenants suspecting violations can file complaints or take legal action to enforce their rights.
