In the first quarter of 2025, construction permits in Snohomish, King, and Pierce counties decreased by roughly one-third compared to the previous year, signaling a slowdown in the housing industry. Allison Butcher, a senior policy analyst at the Master Builders Association, highlighted a 43% drop in single-family permits in Snohomish County alone. This decline stems from uncertainties surrounding tariffs imposed earlier in the year, which have raised concerns among builders and potential homebuyers about increasing costs. Notably, construction spending has also seen a slight decline of 0. 4% from March to April.

Builders are adapting by maintaining open communication with clients regarding potential price increases for materials, particularly lumber, which may double in cost. The National Association of Home Builders reported that U. S. lumber mill facilities are operating at just 64. 4% of their potential capacity.

Butcher emphasized the importance of constant communication between builders and consumers to navigate the challenges ahead. As the housing market faces additional pressures, experts warn that the ongoing tariff situation could exacerbate the existing housing shortage.
