Des Moines Eases Accessory Housing Requirements

In a strategic move to combat the affordable housing crisis, the Des Moines City Council has approved changes to zoning codes that significantly simplify the process for homeowners to develop accessory household units (AHUs). Previously, only 21% of residential properties were eligible for AHU development, but this has now surged to 78%, providing a vast opportunity for increased housing availability. These accessory units, also referred to as accessory dwelling units (ADUs) or guest houses, allow homeowners to create additional living spaces, share costs, or accommodate family members and caregivers. Michael Ludwig, Deputy Director of Development Services, highlighted the importance of this initiative in meeting the growing needs of the city. The revised zoning regulations expand across multiple districts, including those that permit varying household units and those near existing transit routes.

Homeowners must reside on the property to rent out an AHU, ensuring community integration. The city has established clear guidelines and resources to assist homeowners in planning and executing their projects. This proactive approach not only enhances housing options but also fosters community resilience in Des Moines.
