The Boston Zoning Commission has approved new zoning regulations for Downtown Boston, marking the first significant changes in over three decades. The updated zoning aims to protect historic assets while promoting residential development to address the city's housing shortage. Mayor Michelle Wu stated that these changes will enhance predictability and encourage investment, revitalizing the downtown area as the nation faces post-pandemic challenges. Chief of Planning Kairos Shen highlighted the importance of adapting to new work patterns and increasing foot traffic, reinforcing the need for housing-first development. The zoning allows for increased density and facilitates office-to-residential conversions, with new tall buildings in the Washington Street corridor required to predominantly feature residential units.
Additionally, the updates eliminate outdated land-use restrictions to foster diverse businesses that can drive foot traffic. This initiative stems from the PLAN: Downtown project, initiated in 2018, which aims to reimagine Downtown as a mixed-use neighborhood.
