WSDOT says affordable homeownership project being lined up for former Montlake Market land

A former gas station site in Montlake is poised for transformation into affordable housing, thanks to a $455. 3 million freeway project and supportive legislation. The Washington State Department of Transportation (WSDOT) is prioritizing affordable homeownership options for the land, which has been designated as surplus property. State Rep. Nicole Macri previously fought to keep the local market operational until it was demolished for construction.

The area will be sold at fair market value, with its zoning remaining unchanged, ensuring that developers can build residential and mixed-use structures. Recent legislation broadens the definition of public benefit to include affordable housing initiatives. This aligns with Seattle’s efforts to revamp its growth plan, aiming for developments that cater to low-income households. The property is conveniently located half a mile from the University of Washington Station, making it an ideal site for new housing. WSDOT plans to provide updates following the legislative session in March 2026.
