This amount exceeds the London average of £2,071 and the UK average of £1,284. During 2024 alone, private rents in Ealing increased by 9. 3%, the fourth-highest in London.

Ealing Council reported that many residents struggle with affordability, reflected in the 7,500 applications on its housing register. Some families have been placed hundreds of miles away from London due to the housing shortage, with one family relocated to Newcastle. The council attributes the rent surge to factors such as a lack of supply as landlords leave the market and specific local developments like improved transport connections. The Elizabeth line, which opened in 2022, has enhanced access to Ealing, making it the busiest railway service in the UK. While the council cannot control private rents, it aims to ensure housing quality and limit conversions to houses of multiple occupations.
