The City of Lakewood's Hearing Examiner has granted approval for the Alliance Multifamily project, which will introduce 309 market-rate apartments to the downtown area, enhancing the community's livability. On February 7, 2025, Pro Tem Hearing Examiner Stephanie E. Marshall determined that the project meets all zoning and planning requirements, while also addressing community concerns about traffic flow and environmental impacts. The development will take place on a 34. 11-acre site, currently home to a large parking lot and a Barnes & Noble store, which will be relocated.

The project will feature a five-story building with 143 apartments and seven three-story buildings with 168 apartments, alongside 40,132 square feet of open space that includes a pool and playground. Conditions mandated by the Hearing Examiner include traffic management measures and compliance with stormwater management guidelines, ensuring minimal disruption to existing traffic and improved environmental protection. The project will also retain at least 91 existing trees while adding over 280 new ones. In order to proceed, the developer must obtain a Site Development Permit and a Building Permit, as well as finalize stormwater management approvals. This development aligns with Lakewood's long-term vision for a walkable, mixed-use downtown area.
