Kenmore Planning Commission Proposes New Middle Housing Regulations
On April 1, 2025, the Kenmore Planning Commission convened to advance proposed middle housing regulations. The commission deliberated on several key issues, including height restrictions, inclusionary housing options, and the potential environmental impacts of increased building sizes. Chair Banaszczynski emphasized the importance of balancing increased housing density with community concerns about preserving tree canopies. Various options for height limits were explored, with discussions on how to provide flexibility for builders depending on parcel characteristics. The commission also addressed inclusionary housing measures as a way to promote affordable housing without being mandated by state law.
Concerns about impervious surfaces led to a unanimous vote to reduce parking requirements, aiming to facilitate development while protecting green spaces. Additionally, the commission reached a consensus to count Accessory Dwelling Units towards unit density calculations. They plan to hold a public hearing to gather community feedback before finalizing the regulations, ensuring that the amendments align with the values of Kenmore residents.
