Texas mystery-developer plans 31 houses next door to Gig Harbor High School

Gig Harbor, WALocal News

A Texas-based property owner is seeking to build 31 homes on a challenging 39-acre wetland site at 5301 Rosedale Street, right next to Gig Harbor High School. A public meeting on March 27 will focus on whether the developer can bypass city design rules concerning alterations to the site’s topography and the necessary vegetation buffer. The mysterious developer, Gig Holding Company, has connections that suggest ownership by a Texas investment fund, which has over $1 billion in assets and links to the death care industry. Development is complicated by the presence of wetlands and floodplains, which will require an unconventional approach of cutting and filling up to 60,000 square yards of earth. The proposed design includes a single road leading to a cul-de-sac, with house lots ranging from 7,500 to 10,000 square feet.

The project also indicates a potential focus on age-restricted housing to meet the needs of the growing 55+ community in the area. As community members express their concerns, the outcome of the public meeting will significantly impact local development. This development reflects broader issues of land use and community planning in Gig Harbor.
