This initiative is particularly timely, as Pierce County is set to downzone the area under its updated comprehensive plan, which could significantly limit future development opportunities. By filing the application before the new zoning regulations take effect, Rush Companies aims to secure its development rights under the current Mixed Use Dwelling (MUD) zoning classification.

The company has also sold adjacent land to the Peninsula School District, solidifying essential infrastructure connections for its project.
