Broadway Rezoning Fight Intensifies In Edgewater, With Some Neighbors Taking Out Billboards
Edgewater city officials are set to rezone Broadway, allowing for taller and denser buildings, igniting fierce opposition from local residents. Proposed by Aldermen Manaa-Hoppenworth, Clay, and Martin, the zoning changes will be reviewed by the committee on October 14, 2025. Detractors, represented by the Edgewater Residents for Responsible Development coalition, argue the city has not sufficiently consulted with affected parties and fear the plan will lead to overcrowding. Meanwhile, supporters assert that upzoning will enhance local business opportunities and have begun petitions to demonstrate community backing. The proposed C1-5 zoning would enable construction of up to 80 feet, accommodating establishments such as bars and liquor stores.
In contrast, B3-3 and B3-5 zoning would allow mixed-use developments but require special permits for certain businesses. Current zoning limits building heights to four stories or 50 feet. This ongoing conflict underscores the challenge of balancing development with community input and preservation.
