44-Unit Apartment Building Replacing Longtime Wicker Park Tire Shop
The demolition of the Arandas Tire & Rims building in Wicker Park marks the start of a five-story mixed-use development that will include 44 apartments. The new structure will offer a mix of studio, one-, two-, and three-bedroom units, alongside a ground-floor showroom for Arandas. Founded in 1970, the tire shop will maintain operations at a temporary location during construction. Cecilia des Rosiers, a family member involved in the redevelopment, expressed that the new building aims to honor Jose Lopez Sr. , a first-generation immigrant and founder.
Construction is expected to take 18-24 months, with an anticipated completion in 2027. The development will feature a rooftop deck and 22 parking spaces. Ald. Daniel La Spata confirmed that the project qualifies as a transit-served location, eliminating the need for a zoning change. Recent trends show increasing redevelopment along Ashland Avenue, with several residential projects underway.
