Neighbors Overwhelmingly Reject Expanding Pilsen TIF, Survey Shows

Pilsen residents decisively rejected a proposal to expand their tax-increment financing (TIF) district, with about 80 percent of survey respondents opposing the measure. The survey, conducted by Alderman Byron Sigcho Lopez's office, showed 1,441 votes against the expansion compared to only 383 in support. Concerns about gentrification and the potential displacement of long-term residents fueled opposition, while some believed the expansion would benefit homeowners. The office had previously gathered 1,397 signatures against the proposal but delayed releasing the survey results until this week. Ald.

Sigcho Lopez indicated that the proposal would not be revisited, aligning with community sentiments. Javier Ruiz, a local organizer, characterized the result as a victory for residents who campaigned against the TIF expansion. Pilsen's existing TIF district, established in 1998, continues to generate significant revenue, amounting to $396 million as of 2023. Discussions are ongoing to form a Pilsen TIF review committee to guide the use of current TIF funds, indicating a shift away from expansion plans.
