Humboldt Parks 1st Factory-Built Homes Are Complete, And More Are Coming

The completion of two factory-built homes in Humboldt Park marks a significant step in a $12 million Cook County pilot program focused on affordable housing. Inherent Homes developed the houses, which sell for approximately $350,000, with $20,000 in down payment assistance available for eligible buyers earning up to 120 percent of the county’s median income. Residents Sarah and Melissa, soon-to-be homeowners, highlighted the emotional journey from discovering the homes to anticipating their move. This initiative seeks to mitigate gentrification in an area where nearby houses are priced between $525,000 and $800,000. Inherent Homes plans to build more units, including a two-flat and a bungalow, to expand affordable options for prospective homeowners.

The homes feature modern amenities and have a reduced construction timeline of eight weeks, significantly faster than traditional housing methods. Local officials celebrated the homes as victories for the community, emphasizing the collaborative effort between various agencies. Inherent founder Tim Swanson aims to not only provide attainable housing but also create job opportunities in the trades for local residents.
