First Substantial Zoning Changes to Modernize Development Review Move Forward

The Boston Planning Department received approval for essential zoning amendments to modernize the development review process. These changes, part of the Article 80 Modernization Action Plan, will raise the threshold for Boston Civic Design Commission review from 100,000 to 200,000 square feet, enabling a more focused and efficient review of significant projects. The amendments will also ease the process for renovations, allowing building owners to upgrade facilities without facing lengthy reviews. The newly approved developments will add 309 residential units to the market, with 67 designated as income-restricted, while supporting 337 construction jobs and 23 permanent jobs. Furthermore, the Board authorized an RFP for a Citywide Needs Assessment to address the growth of Boston's population and the need for family-friendly communities.

This assessment will prioritize housing affordability, access to services, and climate change preparedness. Collectively, these zoning amendments and development projects represent a significant step toward making Boston a more resilient and equitable city. The changes will undergo further consideration by the Zoning Commission next month.
